Local licensing, night caps, planning rules, freeholder or HOA restrictions, mortgage terms, and whether your insurer knows. Short-term letting is regulated very differently from one city to the next, and several have introduced registration schemes with real penalties. This is the task that can stop the project, so it goes first.
Standard home insurance generally doesn't cover paying guests. You need a policy that does.
Everything will be used harder than in a home and by people with no reason to be careful. Buy washable, replaceable, and darker than you'd choose for yourself, and buy multiples of the linens so a turnover never waits on laundry.
Spend properly on the mattress, the shower, the wifi, and the kitchen basics. Those four generate most of the complaints and most of the praise.
The listing photos determine click-through, which determines everything downstream. Hire someone, or at minimum shoot in daylight with every light on and the space genuinely tidy. It's the highest-return few hundred you'll spend.
